Although the UK economy seems to be coming out of recession, this is not true of the housing market. It appears to us to be in a precarious state, at best.
Most people have not yet adjusted to the fact that property buying has changed radically.
Have you noted that a large internet player is setting up an on-line estate agency and is already piloting that service in other countries? When you know that that player is Google, then a revolution appears possible, if not likely. Comments from the estate agents are so complacent. They seem to believe that buyers will still want agent advice and will be prepared to pay for it. Some chance. Google are so dominant that they are likely to generate revenue from advertising and may offer a free, or cheap, service to sellers. At which time sellers will opt for the Google service, what have they got to lose? In the words of one headline 'We are all estate agents now'.
In such circumstances buyers need to have clear objectives and use a qualified surveyor to check the physical condition of a property, a solicitor to deal with conveyancing matters and a financial professional to do the sums.
